We look to source vacant property that complies with certain key HMO criteria. A typical example would be a vacant 3 bedroom mid-terrace house in need of refurbishment which is then converted into a 7 bed (with en-suite bathrooms), HMO with communal kitchen, sitting room and garden

An individual project completes when we have the final site visit together with yourself and the proposed managing agent, which we refer to as the “Hand-over Meeting”. 1HMO oversees the entire purchase and repositioning process up to the Hand-over Meeting. Within this, there are key activities that are managed by consultants and while we make recommendations on suitable parties and oversee their part within the process, their instructions and fees are directly with you as investor. These include: Architect, Structural engineer, Lender’s valuer, Build/main contractor, Party wall surveyor, Building Control Inspector, Letting agent and Managing agent

Returns on HMO investment projects are not guaranteed. While we target annual returns of over 15%, based on our experience and market trends, it’s important to recognise that property investing always carries risks. Actual outcomes are influenced by a range of factors such as market conditions, occupancy rates, finance costs, local competition, and regulatory changes. Our projections are always made in good faith, reflecting a 10-year holding period and rigorous evaluation of each project’s fundamentals. However, as with all investments, past performance is not a reliable indicator of future results, and you could receive less than our target figures.​ We encourage every investor to assess their risk tolerance and, where needed, seek independent financial advice before proceeding.

As with all property investments, capital is at risk and returns cannot be guaranteed. We apply rigorous risk assessment, careful property selection, robust financial modelling, and professional process management to minimise potential downsides. However, factors such as property market changes, regulatory updates, cost overruns, or higher-than-expected vacancies mean there’s always some investment risk. We’re transparent about these risks and always encourage investors to consider their personal circumstances, conduct independent research, and seek professional advice before committing capital. Our own track record and processes are designed to maximise your chances of achieving the target returns, but no investment is ever without some degree of risk.

Regular income distributions to investors only begin once the repositioning is complete, the property is fully handed over to the managing agent, and any purchase or construction finance is repaid through the refinance process. After refinancing, with external debt settled and the asset stabilised under management, investors can expect net income to be paid according to the terms agreed with the managing agent. The specific timing depends on project complexity and the refinance process, but no income is distributed until the property is operational, let, and financing obligations have been met.

You will be allocated a partner upon your successful onboarding process.

The property itself requires planning permission to be occupied as a HMO, and the owner / agent requires a licence to operate the property as a HMO.

Our fees are £40,000 or 5% of the forecast final value of the HMO property once completed. This is payable at certain points within the programme and calculated as a fixed fee within the agreement.
